Try These Great Suggestions For Commercial Real Estate | Tic Tracker

When selling or buying commercial real estate, make sure that everything is in order. It does not matter how skilled you believe that you are, there is always the chance that you are missing something that you have not even thought about. In this article, you will find several useful tips that can help you learn more about commercial real estate.

When you are negotiating to rent a commercial property, try to have the lease modified so there are few events that are considered to be defaulting on the lease. The less behaviors you have that constitute default, the less likely it is that you?ll have to deal with a tenant?s default. That is not a situation you would want to encounter.

Even though you may be running a business and ultimately need to secure profits, it?s important that you don?t embellish prices in an attempt to get an extra dollar. Your property?s actual value is influenced by many factors.

You should think about what neighborhood you are going to buy the commercial real estate in. Purchasing in an affluent area may help your business to be more successful, since the potential clients may have deeper pockets. However, if your services are more frequently utilized by people of lower socioeconomic brackets, be sure to find a neighborhood that suits it.

TIP! Learn how to see through superficial perks or staging to recognize the real deal. Those in the know can pick up on a good deal instantly.

Understand how the firm you?re looking to work with conducts its business and measures results. You will need to know how they select property criteria, what methods are used when negotiating and how they calculate how much square footage you will need. You can benefit a lot if you know things like this.

Loan Products

The first step is to find the best lender to finance the transaction. Commercial lenders and loan products are different than home loans. Commercial loan products actually offer some benefits that residential loans don?t. Commercial loans typically require larger down payments, but banks are more likely to let you borrow some of this from a partner or friend.

There are a lot of ways you can spend less when repairing cleaning efforts. First off, you may not be liable for cleanup expenses if you do not hold ownership interest, but if you do, you are on the hook. Any needed environmental cleanup can significantly cost a lot of money. Attempt to get a written report from an environmental assessment company. There will be fees involved; however, the savings overall will justify the expense.

TIP! Inflation should be at the top of your mind when considering purchasing commercial real estate. Leases use to have a built-in clause for adjustments related to Consumer Price Index rates, protecting the signers from inflation.

Understand exactly what you want for your business prior to searching for commercial properties. Determine what sort of office you will need to run your business. If you want to grow your company, buy a larger space than you think you need. This can save money later.

When you are setting up your home office or commercial property for selling purposes, consider the Asian art of feng shui. Two fundamentals of feng shui are the removal of clutter and having a lot of open space. Both of these will also be attractive to prospective buyers.

Borrowers have to order appraisals with commercial loans. The bank will not allow you to use it later. Protect yourself from this problem and get the appraisal done on your own dime.

You should know what kind of pest control services are available to you when renting or leasing. This is especially important if the region is known for certain types of pest infestations. If this is the case, ask specifically what the landlord will do with regard to pest control.

TIP! The key terms will include the pro forma and the rent roll. The pro forma shows the minimum requirements of the lease, while the rent roll shows the total amount of rent collected from each tenant.

Be sure to only focus on one investment at a time. Keep your focus on one certain type of property, whether it?s land, retail, apartments or offices. Learn more about all the different types of investment to make good decisions. It is better to become master of one type of investment rather than just being mediocre at many types of investments.

Tax Adviser

Consult your tax adviser before buying your first commercial property. A tax adviser can let you know how much money the buildings will cost you, and the amount of your income that will be taxable. If you don?t want to pay high income taxes, your adviser can suggest some areas of the country to focus on where the tax rates are lower.

In the beginning, you may find it necessary to spend a great deal of time handling your investment. The time aspect of the investment includes finding the property and making any repairs to the property. You should know what to expect and not give up. You will reap the rewards in the near future.

TIP! A few ways of doing this include mailing out a newsletter to keep investors updated on commercial real estate, or regularly posting on social networking sites like Twitter and Facebook. Don?t disappear into the online fog after you?ve sealed a deal.

There is always more to learn when it comes to commercial real estate, so don?t make the mistake of assuming you know all you need to know. Continue learning and applying the information you gather, such as what you?ve read in this article, to boost your rank within the market. If you implement this advice carefully, you will enjoy success.

Bochy earns trust from Giants, nears another crown

By JANIE McCAULEY

AP Baseball Writer

Associated Press Sports

updated 4:00 p.m. ET Oct. 27, 2012

SAN FRANCISCO (AP) - Bruce Bochy heads down the stairs that lead from the clubhouse to the dugout, greeting each player he passes along the way.

Whether friendly during a winning streak or firm after a tough loss, the San Francisco Giants have come to rely on one thing when it comes to their manager: Boch, as they call him, has their best interests at heart.

Yet this year tested Bochy like no other in nearly two decades on the top dugout step.

Two wins away from joining an exclusive club of 22 other managers to win at least two World Series championships, even Bochy will acknowledge he never saw this special October run coming.

Two years after winning the title, the Giants took a 2-0 lead into Game 3 on Saturday night against the Detroit Tigers.

"You've worked hard to get here so enjoy it, savor it," he said.

Bochy is quick to point out that it's his players who deserve all the credit. Yet there's no denying his astute decision-making again this month, from every pitching change, pinch hitter and double-switch.

From moving two-time NL Cy Young Award winner Tim Lincecum into the bullpen to giving Barry Zito a second chance after the pitcher was left off the roster for all three postseason rounds in 2010.

He also helped make the decision to stick with the players who brought the club this far, rather than adding Melky Cabrera to the mix for the NL championship series and risk ruining chemistry with a player coming off a 50-game suspension for a positive testosterone test.

"Hopefully you work at it and you get better with each year," Bochy said. "It's like a player. I don't think you ever arrive as a player, I don't think you ever do as a manager."

"You keep trying to get better and work on things, whether it's in game strategy or managing your players or even dealing with the media or front office, whatever it is," he said. "You know, for myself, I don't see it difficult, but I do see you need to always try to improve in any area you can and become the best player or manager you can."

Bochy made all the right moves in 2010, and he has been equally as spot on this October - albeit under far more challenging circumstances.

He lost All-Star closer Brian Wilson to a season-ending elbow injury way back in April. Slugger Pablo Sandoval, the Game 1 World Series star with a three-home run performance, spent two stints on the disabled list and dealt with a sexual assault investigation.

Then there was Cabrera's 50-game suspension Aug. 15, followed by the announcement Sept. 27 that the club would not be bringing him back.

His team charged on, unfazed by any of it. Outwardly, at least.

Bochy's mellow demeanor is a large part the reason why.

"He's a terrific manager," Tigers manager Jim Leyland said. "We all have to handle things during the course of the year, and I think he handled the Melky Cabrera thing as well as anybody could have possibly handled it. ... He runs a good ship. He doesn't get too excited. He's tremendous with his bullpen. He was smart enough he's got three left-handers in the bullpen, so it's pretty versatile."

"I think they know who's in charge," Leyland added. "He knows exactly what he's doing."

Of the nearly two dozen managers with at least two World Series titles, 13 are already in the Hall of Fame, with Joe Torre and Tony La Russa likely to join them. Leyland also is chasing his second managerial championship after winning with the Marlins in 1997, and his admiration for his World Series counterpart is considerable.

"He's one of the best managers in all of baseball, there's no question," Leyland said. "Handles his bullpen tremendous, as good as you can handle a bullpen. He's at the head of the class with some other guys, there's no question about that. He's a tremendous manager. He's got a nice, calming influence about himself. You know who's in charge. He's everything that's good about baseball managers, in my opinion. He does it the right way. You never hear Bruce Bochy boasting himself or anything like that. You don't really hear much about him. He's terrific."

The 57-year-old Bochy would join new Cleveland manager Terry Francona as the only active skippers with two or more World Series titles.

Not that he has had a spare moment to ponder that pursuit - or would ever bring it up anyway.

"He tells you everything when he needs to tell you," Sandoval said, benched during the 2010 World Series.

"I understood the things I had to do," he said.

Perhaps the biggest praise for Bochy this time around comes for how he has handled a patchwork bullpen and made it all operate so smoothly once the starter comes out - without the reliable Wilson, the 2010 majors leader with 48 saves.

Bochy, finishing up his 18th year as a skipper, began with Santiago Casilla as his ninth-inning guy and when he hit some bumps, turned to Sergio Romo or Javier Lopez.

Bochy also patiently waited out Brandon Belt as the first baseman did everything to eventually find his swing and his hitting groove, and he allowed first-year starting shortstop Brandon Crawford learn on the field.

"I think that's huge, huge for me, especially with a younger guy who struggles a little bit," Belt said. "You lose a lot of confidence, but when you can look back and see that the front office, manager and coaches still have confidence in you, it gives you that little bit of hope you need to push through. I think that's what helped me a lot."

Bochy mixed in Marco Scutaro and Hunter Pence after they came aboard at the trade deadline. Then, he welcomed back Guillermo Mota when the reliever came off a 100-game drug suspension the pitcher blamed on children's cough syrup.

"We've also dealt with things that most managers and coaching staffs do that nobody ever knows about or hears about," general manager Brian Sabean said. "The fact that we have won (103) games total, it's been a just reward for those guys because they're very talented and unfortunately very underrated. He's done a tremendous job."

Lincecum insists he is thriving from the rush of hearing his name called to warm up and go into the game.

Bochy will tell it like it is, and Lincecum understood after a season of struggles. It was after the 2010 World Series when the skipper and Sabean publicly called out Sandoval, saying the switch-hitting third baseman had better get into top physical shape before spring training 2011 or risk starting the season in the minor leagues.

That got the Kung Fu Panda's attention, all right. It has worked out well.

"I think there needs to be a trust there. I think they need to know that you're behind them, and there's different ways to do it," Bochy said.

"Sometimes you're not going to agree. But as long as you do it in the right way and handle things right," he said, "I think without question, I think it's something that's critical for the player and makes him a better player when he has trust from his manager and vice versa."

Does Google Think Your Website Is Spam?

Does Google Think Your Website Is Spam?

.

no one likes webspamintroductory3

I think we can all agree: Spam sucks! Everyone who uses the web knows how frustrating it is to land on a page that sounds promising in the search results but ends up being useless when you visit it. That?s web spam. Okay, okay -- I exaggerate. Not every awful website is web spam. Some companies just happen to have bad websites. However, unlike those bad sites, the creators of web spam deliberately (in most cases) manipulate search engines in order to get their content ranking in search results. Not cool.

Here?s the kicker: Let?s say you?re a sole proprietor who?s hired someone to do SEO for you. Or maybe you manage a marketing team, and SEO has always been one of those things you wish you had time for but decided to outsource instead. How do you know that the SEO you're outsourcing is truly legitimate and won?t result in your website being considered spammy?

And we all know how Google hates spam. In fact, I'm sure you hate spam just as much. So, how do you know if your website is spammy? And what should you do to make sure it isn't considered *GULP* web spam?

If you have concerns about your website being considered spammy, here is a list to review for yourself and/or with anyone doing SEO work for you. As you read through these items, ask yourself, "Do I or has anyone working on my website ever employed these practices? Does this describe my business -- even if it?s wasn't intentional?"

8 Qualities of a Search Engine Web Spammer (Who Only Their Mom Could Love)

1) They Rarely Use Social

It?s a fact. Granted, there are people who are spammers in social media, too, but those people are usually a different type of spammer -- their end goal is not to get their website ranking higher in search results. Spammers simply don?t dedicate the time to build relationships with people and, thus, are rarely found in social networks. Help to distinguish your website and marketing from web spam by building relationships online in social media with prospects and customers.

2) They Over-Optimize

The repetitive use of keywords in content, where they unnaturally appear word after word ... after word (you know what I'm talking about) -- that?s referred to as keyword stuffing or, more innocently, over-optimization. Call it what you will; it?s not a good practice either way. Most frequently, you?ll see repetitive keywords in the following areas: page titles, on-page copy, and in domain names/URLs. To prevent keyword stuffing, follow best practices for optimizing your content, and aim to write as naturally as you would speak.

3) They Don?t Focus on Content

Spammers don't care about creating quality content -- or content that is unique in any way, for that metter. In fact, spammy sites will often consist of stolen content, content repeated again and again, or content that has been pulled in via RSS feeds from other websites. Avoid this type of spammy behavior by making sure all the content you publish is unique and compelling.

4) They Stuff Their Sites With Ads

Spammers create the type of websites where more than 50% of the content on any given page is advertisements. Remember, the spammer?s goal is to make a lot of money, and running a ton of ads will help get them to that goal. Don't risk looking like a spammy site. Make sure to dedicate the top half of your web pages with quality content and calls-to-action. Don?t waste valuable website real estate with third-party advertisements that add no value to your business or its users. Google is not a fan of excessive ads on websites, and they'll ding you for it.

5) Their Sites Have Lots of Dead Ends, Pages Not Found, and Broken Links

For a spammer, maintaining a legitimate website requires too much upkeep that they just let pages expire and neglect to make necessary updates and changes. As a marketer, make a commitment to keeping your website fresh and up to date. It pays to do some housekeeping, so don?t let the cobwebs build up.

6) They Attract Lots of Low-Quality Inbound Links

Unfortunately, there is such a thing as bad, low-quality inbound links. The good news is, if you've only ever participated in white-hat SEO practices, you're most likely in the clear. But if you've gone a little black hat in your day (buying inbound links for instance), this one?s a no-brainer. After all, who links to spam, except for spam? Remember: A great source of high-quality inbound links is high-quality content you create that naturally entices other websites to link back to it. Another great way to attract high-quality inbound links is through guest blogging, so leverage your networks to help build a stronger reputation and more powerful influence online. And if you have attracted some subpar inbound links in the past, consider using Google's new Disavow tool to help clean up your online reputation.

7) They Own Lots of Domains or Microsites

Spammers are notorious for not only purchasing lots of domains, but also setting up site after site that consist of just one page each and never gets updated. Of course, there are some exceptions to this, but as a best practice, try to keep all your content on one primary, authoritative domain/website.

8) They Employ Other Traditionally Black-Hat Tactics

These tactics include things like doorway pages, text that matches the page's background color (so the human eye can't catch it, but search engines can index it), and the use of misspelled content and keywords intentionally used wrong just to rank. Hidden text, meta-tag stuffing, scraping other websites for content -- it's all bad. As a marketer, just don?t do it. You know it?s bad, and if you're unsure of whether a particular practice is black hat, do some research, or ask an SEO expert. Conduct your own sniff tests, and if something isn't up to snuff, then don?t do it.

Yes, it is possible to innocently fall into the trap of some of these eight warning signs just because you didn?t know any better at the time -- or maybe because you just haven?t monitored the SEO activities for your website. And while it sounds enticing to be on page one of the search results and generate a lot of traffic, you need to ask yourself: At what cost?

What Then, Does Google Care About?

SEO should mean optimizing for user experience! It?s no longer just about optimizing for on-page SEO (keywords) or off-page SEO (attracting inbound links). Google also wants you to create the best possible user experience for your site visitors. Imagine clicking on a search engine result and actually finding what you'd hoped. That?s exactly what Google wants to happen, so as a marketer, you need to focus your efforts on achieving that user experience!

The websites who succeed at doing this are the ones that get rewarded with good rankings, traffic, and ultimately, conversions. Those who fail or practice any of the spammy behaviors above either end up not showing up in search results (at best), or getting penalized by Google (at worst).

What Marketers Should Focus On

Essentially, you want to aim for consistent and quality content that delivers a clear value proposition and shows attention to detail. Create content (with "content" being more than just text -- think images, video, rich text, reviews, comments, etc.) that is innovative, unique, and inspiring -- in other words, compelling!?

Next, you should base your optimization decisions first and foremost on what?s best for the visitors of your website. They?re the main consumers of your content, and they're using search engines to find your work. Rather than focusing hard on specific tweaks (AKA "gaming the system") to gain ranking positions in the organic results of search engines, focus instead on putting your site?s best foot forward. In other words, aim to please your ultimate consumers: your users, customers, and prospects ... not search engines.

Designing your site around your visitors? needs while making sure it's also easily accessible to search engines usually produces positive results. It helps users find the content they want faster, and ultimately convert. It?s a win-win situation.

How Do You Track All This?

To determine whether your SEO efforts are paying off and whether your content aligns with your users and creates that desired user experience, you'll need to keep track of a few key metrics. Evaluate how users are consuming your content. Sure, you'll want to look at pages visited, but think a little bit outside the box.

  • Time on Site: Keeping track of time on site using a web analytics tool like Google Analytics is a good way to get insight about whether people like consuming your content. Now, depending on your type of content, users may not be spending that much time per page. Depending on the nature of your site, your target duration for a visit will vary.
  • Bounce Rates: Google has publicly stated that bounce rate does not factor in as part of its ranking calculation; however, bounce rate (which a web analytics tool like Google Analytics can also report on) can give you some information about user experience. A healthy bounce rate for a site that produces a large volume of content is 70% or less. There are a few things to keep in mind when looking at this metric. Look at it on a page by page basis, and consider that each page will have its own unique bounce rate. Some pages will naturally have higher rates than others, and that?s okay. You would expect that especially from something like your 'Contact Us' page, for example. There are additional ways to measure bounce rate, as discussed by Avinash Kaushik here.
  • Clickthrough Rates (CTR):?There are several different types of clickthrough rates you can look at, but I would recommend two types in particular. First, track the clickthrough rates of your search listings, which Google Analytics will provide to you if you have Webmaster Tools set up for your website. Generally speaking, you will have lower CTRs where you do a poor job of communicating what your site is about -- meaning your Page Title, URL and description don?t align, or you have a poor site structure. Second, track the CTRs for your various calls-to-action (CTAs) on your web pages. Remember, one of the main goals for getting your web pages to rank well in search is to get people to click through to an offer. Therefore, your CTA clickthrough rates on those pages will tell you how effectively your traffic is getting routed to the landing pages for your offers.
  • Conversion Rates: Once you get people from search engines to your landing pages, they still need to fill out the form and convert! Conversion rates should be tied directly to your business goals. A conversion might be completing a purchase, signing up for a mailing list, or downloading a whitepaper.
  • Social Signals: Social media is about relationships, and your social signals are the metrics that help you determine whether your content is being shared in social media -- and the impact it's having. Beyond tracking the number of Likes and shares for your content, also consider the following (which you can track using a closed-loop marketing analytics tool like HubSpot): traffic from social media (and individual social networks), overall social media reach, and how many leads and customers you can attribute to your social media presence. Remember -- social media influences SEO, so it's important not to ignore that fact.

We have entire blog posts and ebooks dedicated to explaining and exploring SEO and marketing analytics, so you?ll excuse me if my explanations just scrape the surface. One way to improve your site is to look at it from the perspective of your users. What shows up in search results: is it enticing? Does it accurately represent the content of my website? Am I giving searchers a reason to click on my listings? And the same applies to content within your site, too. Give users the information they seek.

Let?s Say You Did Get Penalized. How Would You Know?

If you suspect you have been penalized in search engines for spammy behavior, there are a few things you can check. Start with the following:

  • Do you show up in the search results? You can start by simply doing a search for your site. Searching for your site with the following command (search:domain.com) will give you a sense of what?s indexed.
  • Check your traffic metrics -- volume and sources. Has your traffic remained the same or at least steadily increased? If so, that?s good. If, however, your traffic shows any sudden drop-offs without a rebound, it's an indication you may have been dinged.
  • What types of links come in to your website? Take a look at the type of inbound links you've attracted for your site. Do any of them look suspicious?
  • Are you still generating leads? Traffic alone isn't the only factor to consider. If you've stopped getting conversions and leads without changing much or without reducing the volume of content and offers you produce, I would encourage you to look into it further.

While there are certain steps to take (like this one) if you feel you've been penalized by Google unecessarily, the best way to start reparing your search engine rankings is to clean up your black-hat SEO practices and move forward with a more white-hat approach.

In the end, you want to ask yourself, "What do my users care about?" If you can focus on creating content while keeping your users in mind, all of the above will be super simple. Do what?s in your audience?s best interest and write as though you're having a conversation with that person. Use your website as a tool to communicate, engage, and build trust and authority. That?s all that Google expects of you. Web spammers, on the other hand, manipulate users and search engines, ultimately creating a less than optimal experience for them as a result. Don?t be that guy.

Are you optimizing your website and content with the user in mind?

Wall Street falls after tepid earnings and steady Fed

NEW YORK (Reuters) - U.S. stocks ended lower for a second day on Wednesday, as investors soured on another round of underwhelming corporate results and the Federal Reserve said it would stick to its stimulus plan until the job market improves.

The S&P 500 has lost 3.6 percent over the past five sessions, hurt by weak earnings outlooks and top-line revenue misses from large multinational companies. The index is now down 3.9 percent from its closing high of 1,465.77 set on September 14.

Boeing bucked the trend with a more optimistic outlook, but it could not break away from the rest of the market as it was pulled into negative territory in the afternoon. Shares of the defense and aerospace company, a Dow component, fell 0.2 percent to $72.71.

The Fed, in its latest policy statement, said it would keep buying $40 billion in mortgage-backed debt per month to keep interest rates low until the job picture gets better.

"Unemployment is staying where it is, new jobs are minimal, and the Fed is staying defensive," said Allan Flader, financial advisor at RBC Wealth Management, in Phoenix. President Obama to Answer Questions on Live MTV Special

Following Monday night?s final presidential debate in Boca Raton, Fla., President Obama will address young voters on MTV.

The network announced on Tuesday that the president will be featured in a live, 30-minute special to air on Friday, Oct. 26 at 5 p.m. ET. As part of MTV?s ?Power of 12? election campaign, Obama will answer questions from the audience on ASK OBAMA LIVE: An MTV Interview with the President, with viewers submitting their questions and concerns via MTV?s Facebook page.

The move is an obvious attempt to secure the college vote, with 45 million 18-to-29-year-olds eligible to vote in this election, according to a release, making them the largest potential voting bloc in the country. This will mark the first time that either candidate had focused solely on young voter?s concerns, including jobs, the cost of college, rising student loan debt and social issues such as LGBT rights and immigration, on a nationally televised program.

MTV News correspondent Sway Calloway will sit down with Obama in the White House and Andrew Jenks will be on the ground at a Washington, D.C., college campus with a group of young voters.

MTV has also invited Mitt Romney to participate in a separate 30-minute special, and hopes to conduct a sitdown interview with him ahead of Election Day. An agreement has yet to be officially announced.

Obama previously addressed the concerns of young non-voters, appearing on Nickelodeon?s Kids Pick the President special on Oct. 15. Romney declined to participate in the special, citing scheduling conflicts.

China's electric cars lag behind in global race | PluginEurope.com

Sales decline sharply and market share still low, according to report

China?s electric-vehicle industry is falling behind other major auto markets as sales decline sharply and market share remains low, a report by global management consultants McKinsey Co said on Monday.

Only 235 electric vehicles were sold in the second quarter of the year in the world?s largest auto market, a 31 percent drop from the 343 units sold in the first quarter, which was the sharpest decline among the world?s major auto markets, the report showed.

The poor performance in China stands in contrast to the United States, where 7,931 such vehicles were sold during the same period, a 28 percent jump from the first quarter, as well as Japan?s 4,240 units, France?s 2,056, and Germany?s 1,284.

Axel Krieger, leader of McKinsey?s China Auto Hub, said the decline in China was a result of ?short supply in batteries, underdeveloped infrastructure, as well as low recognition among customers?.

Although McKinsey defines electric vehicles strictly as battery electric vehicles, Krieger said the result wouldn?t be much affected even if hybrid electric vehicles were taken into account.

Larry Wang, a partner at McKinsey, said the sluggish sales was also partly a result of less supporting policies such as those seen during the Beijing Olympics and Shanghai World Expo.

A series of reports including a self-igniting taxi in Hangzhou and a vehicle explosion in Shenzhen have put the safety issue of new energy vehicles under the spotlight. Although no defects were found in the design and quality of these vehicles, customers? confidence was overshadowed by the accidents.

In April, the State Council approved a five-year development plan for the country?s energy-saving and new-energy vehicle industry, aiming to increase the production and sales volume of battery electric vehicles and plug-in hybrid electric vehicles to 500,000 by 2015, and 5 million to 2020, in an effort to meet the country?s emission cutting goals.

However, the share of electric vehicles in China remains particularly low, according to the report, with just 7,834 electric vehicles out of more than 48 million cars sold since January 2009.

The share represents only 0.02 percent of the total auto market in China, lower than that of other major markets such as 0.16 percent in Japan and 0.09 percent in the US.

McKinsey estimates that in five years, electric vehicle production is likely to exceed 270,000 units in China, but that would still be just 1 percent of the country?s total car production in that year.

?Given the enormous scale of its auto market, China should be a natural contender for global leadership in the electric vehicle market.

?Turning this potential into a reality will require the government and industry leaders to make key decisions around the choice of technology, charging station infrastructure, as well as the level of subsidies and research support from the government,? Wang said.

Some foreign automakers, though ambitious in developing electric vehicles in China, have not yet taken any action because they are worried about the protection of intellectual property rights, Krieger said.

In addition, these manufacturers are not clear what to do because of the lack of clear government guidance, he said.

?However, in the long term, McKinsey believes China has advantages in the development of electric vehicles, as it could help save up to 90 percent of the cost of driving,? he said.

Wang Guangju, an analysts with Hwabao Securities, wrote in a research note: ?Amid a depressed market, domestic automakers should focus on the research and development of key technologies, so as to lower the cost and they should not be anxious for success.?

The primary goal is still to popularize hybrid electric vehicles before 2015, and electric public transport fleets such as bus fleets are likely to represent the first wave of battery electric vehicles adopters in China, he said.

McKinsey estimates that the total electric bus fleet could grow to 100,000 units in China by 2016.

Philips Q3 earnings rise, growth economies help

AMSTERDAM (AP) ? Royal Philips Electronics NV, the maker of electric shavers, light bulbs and medical imaging equipment, saw earnings more than double in the third quarter, thanks to modest growth at all its business lines as well as the disposal of its loss-making television business.

Net profit rose to ?169 million ($220 million) from ?74 million in the same period a year ago, when Philips booked a ?54 million loss on televisions. Sales rose 3.4 percent to ?6.13 billion.

Philips shares rose 2.7 percent to ?19.52 in early trading Monday.

Despite the upbeat trading performance, Philips CEO Frans van Houten said the company is facing stiff "headwinds" with its biggest market, Europe, in decline, China growing more slowly, and with the U.S. market showing "more and more uncertainty related to elections and the so-called 'fiscal cliff'."

Van Houten said the company's best-selling new products include a line of home cookers endorsed by celebrity chef Jamie Oliver ? the first of a product line they plan to introduce together; docking stations for Apple and Android smartphones; and a combination shaver/beard trimmer/hair-clipper "targeting young guys, to make sure they convert to electric rather than wet shaving."

He said LED lighting sales were up 50 percent year on year, with projects to illuminate the San Francisco Bay Bridge, among others. Nearly a quarter of the lights Philips sells are now LEDs.

Because of the transition to LEDs, Van Houten said the company, which is the world's largest lighting maker by sales, will have to get rid of some plants that make traditional bulbs.

Philips has previously announced it plans to take around ?300 million in restructuring charges in the fourth quarter.

Philips' performance differed strongly by geography. In mature economies, sales of consumer products and lighting sales dipped, but sales of medical imaging machines grew. In developing economies sales were up 10 percent in all categories.

The Writer Revived: Changes in latitude

Last week we enjoyed a wonderful family vacation. What was supposed to be a whirlwind trip to my hometown for a high school reunion turned into a relaxing, Jimmy Buffet-style getaway. It was truly a change in attitude kind of experience.

We were a mere one hour from home. Might as well have been 1,000 miles away or more. It has been a long time since I have felt so relaxed. So at peace. So happy. It was exactly what we all needed, and I'm very grateful we had the opportunity to slow down and connect.
In addition to lots of fun family togetherness, I also got to spend time alone indulging in a few of my favorite activities. Like sunning myself by the pool. And reading a good book by the beach. It was pure bliss.
One advantage to having a hubby who loves photography is coming home with such a great record of your trip. We have so many fabulous photos, it is hard to pare them down. I'll do my best, and will be sharing some of my favorites with you here over the next week or so...

Donal E. Clark Has Been Charged With Murder After Girlfriend Goes ...

A Cook County judge refused bail Sunday for the boyfriend of a missing Calumet City woman after a prosecutor described the bloody scene at her home where police said they found him Wednesday.

Assistant State?s Attorney Angela Carlisle also said Donal E. Clark, 42, spoke on the phone with his brother while in police custody and talked about telling police where they could find Gena Chiodo?s body ?as long as he could get a deal.?

After court Clark?s attorney said he?s disappointed Judge Maria Kuriakos Ciesil chose to hold his client without bail. He made no prediction as to how Clark will plea Tuesday when he?s expected back in court. He said only that defendants are innocent until proven guilty.

Meanwhile, a man who would describe himself only as a spokesman for Chiodo?s family expressed his gratitude to investigators who have tried to locate her after she went missing last week.

?We wish the Clark family will show mercy on us and let us know where Gena is so we can put her to rest,? he said.

Authorities announced Saturday Clark had been charged with first-degree murder and concealment of a homicide in connection with Chiodo?s disappearance.

Chiodo, 42, was last heard from Oct. 13. Patty Nasella, a longtime family friend, has said she believed Chiodo?s relationship with her boyfriend of 13 months was dysfunctional. She said Chiodo wished her a happy birthday when they talked on the phone Oct. 13.

The next day, Nasella said she texted Chiodo to invite her out for dinner but never heard back.

Calumet City Police went to Chiodo?s home Wednesday in the 1300 block of Price Avenue after her co-workers and friends said they were worried because Chiodo hadn?t shown up for work for three straight days, Carlisle said.

Police repeatedly knocked on the door, she said, until they saw the curtains inside the home move. They forced their way in and found Clark coming out of a back bedroom. Carlisle said they searched the home but didn?t find Chiodo.

Instead, Carlisle said, they found blood spatter on the walls, desk and treadmill in a first-floor room used as an office and weight room. They found blood under the toilet bowl in a first-floor bathroom that smelled of bleach, was missing a shower curtain and seemed to have been recently cleaned.

There was blood on a comforter, pillow and towel in the first-floor master bedroom, the prosecutor said, and a small pool of blood was on a carpet inside the back-door landing.

Upstairs police found a large mirror had been broken in another bedroom. There was a broken picture frame and part of a bloody shower curtain rod in the kitchen. Officers also found a bucket and mop and an empty bottle of bleach.

In the garbage cans behind the house Carlisle said police found a rug with a large blood stain on it, a bloody lingerie skirt, a broken necklace and ashtray and pieces of broken furniture, a plastic shower curtain covered in blood, two broken cell phones with SIM cards missing, broken picture frames and a bloody bath mat.

Clark told police he and Chiodo had a fight Oct. 14 and he went to sleep, Carlisle said. When he woke up at noon he said Chiodo was gone and he hadn?t seen her since.

However, the prosecutor said Clark?s license plate was run by Chicago police that day at 105th and Michigan at about 9:55 a.m., contradicting his statement.

Chiodo?s car was still in the driveway when police searched the house, Carlisle said. Her clothes and shoes were still in her closet. Police also found her birth certificate and Social Security card, and several of her credit cards were in a shredder in the kitchen.

Her car keys were in a pair of men?s gym shoes that had blood on the soles and toe areas, the prosecutor said.

Clark had a phone conversation with his brother after his arrest on Thursday, Carlisle said. He said he woke up and Chiodo was in his arms, covered in blood, and he said he tried to give her mouth-to-mouth.

That?s also when the prosecutor said Clark talked about telling police where to find the body in exchange for a deal.

Clark has previously been convicted of two armed robberies and residential burglary, Carlisle said. He also has a 2011 domestic battery conviction for punching a former girlfriend in the face. The victim in that case ? for which Carlisle said he?s still serving conditional discharge ? said he threatened to kill her several times.

After court Sunday Clark?s attorney, Michael O?Meara, said the hearing was the first time he heard the ?serious allegations? prosecutors are making against his client. He said he wanted the judge to set bail, which would give Clark a chance to get out of jail.

?We are disappointed in the judge?s decision,? O?Meara said. ?However, we respect the judge?s decision.?

(AP) ? Palestinians voted for new local councils in dozens of West Bank towns in long delayed elections Saturday, part of an attempt by Palestinian President Mahmoud Abbas and his Fatah movement to recapture dwindling political legitimacy.

However, the toxic rivalry between Fatah and the Islamic militant Hamas loomed large over the first Palestinian ballot in six years, and made it unlikely that Saturday's voting will be followed anytime soon by overdue elections for parliament and president.

Hamas prevented voting in the Gaza Strip, the territory the group seized in 2007 from forces loyal to Abbas, and boycotted the contest in the West Bank. Hamas argues that elections can only be held once Hamas and Fatah reconcile.

"We ask to stop this disgrace," said Hamas spokesman Fawzi Barhoum, dismissing Saturday's vote as meaningless.

Saeb Erekat, a senior Abbas aide, countered that "Hamas cannot have a veto on democracy." Critics say the group banned voting in Gaza to prevent largely vanquished rivals, particularly from Fatah, from gaining a new foothold there.

Fatah, though running virtually unopposed in the West Bank, could still be bruised if party renegades defeat Abbas-endorsed candidates in several of the larger towns.

Despite the Hamas boycott and widespread apathy, election officials reported a turnout of 54.8 percent.

The election was held at a time when Abbas' Palestinian Authority, a self-rule government in parts of the Israeli-controlled West Bank is facing a slew of difficulties. It is mired in a chronic cash crisis. Efforts to heal the Palestinian political split have failed. And prospects are virtually nil for resuming meaningful negotiations with Israel's government on setting up a Palestinian state in the West Bank, Gaza and east Jerusalem, the territories Israel captured in 1967.

"People are crushed by heavy burdens," said Mohammed Nasser, a 25-year-old accountant in the city of Ramallah who planned to stay at home. "Would these elections solve our problems? Of course not."

Others did vote, including 30-year-old Amani Qasim, who said she wanted to see new faces in Ramallah's city council.

Some 505,000 voters were eligible to choose new councils in 93 towns and villages in the West Bank, picking from lists of candidates rather than individuals. In an additional 179 communities, residents reached power-sharing deals, many brokered by clan leaders, and decided to forgo elections.

In another 82 villages, there were no candidates, said election official Fareed Tomallah.

Polls opened at 7 a.m. (0500 GMT) and closed 12 hours later. One polling station, near the city of Nablus, stayed open for an additional hour to accommodate the Samaritans, followers of an offshoot of Judaism, who observed the Sabbath on Saturday and couldn't vote until after nightfall.

Hamas had asked its activists and sympathizers to stay at home. "Our supporters understand that we are not participating, and therefore we expect them not to vote for anyone," said Ahmed Atoun, a Hamas lawmaker in the West Bank.

In several of the main towns, including Ramallah, Nablus and Jenin, Fatah renegades formed their own lists, competing against slates officially endorsed by the party. A victory by the renegade lists would be a major embarrassment for Abbas.

While Saturday's vote to some extent measures the standing of Fatah, long plagued by infighting, clan loyalties also play a major role in local elections.

Local council elections were last held in the West Bank and Gaza in several stages in 2004 and 2005, and Hamas won control of a number of main cities at the time. This was followed by presidential elections in January 2005, with Abbas chosen to replace Palestinian leader Yasser Arafat who had died two months earlier. In January 2006, Hamas defeated Fatah by a large margin in parliament elections.

After the Hamas takeover of Gaza in June 2007, the political rift became insurmountable. The rivals set up separate governments in the West Bank and Gaza, which are to make up the bulk of a Palestinian state, and failed to agree on terms for holding new elections.

Elected politicians in both camps have been losing support because they overstayed their mandates.

"There is no leadership now, either in the West Bank or Gaza, that can claim legitimacy in any meaningful sense," said Khaled Elgindy at the Brookings Institution, a Washington think tank.

At the same time, holding general elections in just the West Bank or Gaza was not seen as an option because it would cement the split.

In calling local elections in the West Bank, Fatah hoped to renew voter support, without appearing to harden the rift with Gaza. Abbas praised Saturday's vote as a "good beginning" and said he hoped local elections would be held soon in Gaza and east Jerusalem.

The West Bank voting was one of the few remaining options for Abbas, whose various strategies have run into brick walls.

"They are flailing in all directions," Nathan Brown, an analyst at the Carnegie Endowment for International Peace, said of the Palestinian leadership in the West Bank. "They can't go to the international community for financial support. They can't do (general) elections. They can't do reconciliation. So (they say) let's at least do municipal elections."
